Barndominium questions, answered

Straight answers about barndominium around Amarillo and about how this free matching service works.

Are you a barndominium builder?

No. AmarilloBarndominiumBuilders.com is a free matching service run by Voraus LLC. We pass your request to an independent local builder, who designs, prices and builds under their own contract.

Does it cost me anything?

No. It's free for homeowners. Builders may pay us a referral fee. You never pay us anything, and you're free to get other quotes.

Do I need a building permit outside Amarillo?

In unincorporated areas of most Panhandle counties there's generally no county building permit for a house, but septic permits, floodplain rules and deed restrictions can still apply. Inside city limits, city permits apply. Your builder and lender will know what's needed for your site.

Can I get a mortgage for a barndominium?

Often yes, but not every lender does barndo construction loans, and appraisals can be harder where comparable sales are few. Talk to lenders early and ask builders which lenders they've worked with.

How long does a barndominium take to build?

It varies by size, finish level, weather and the builder's schedule. Ask each builder for a realistic timeline from slab to move-in, and what typically causes delays.

Steel or wood frame?

Both work. Steel suits wide spans and tall shops; wood post-frame can be economical for some sizes. Ask builders to explain their recommendation for your plan.

Is a barndominium cheaper than a regular house?

Sometimes, especially when a large part of the building is shop space. Fully finished living space costs roughly what it would in any house with similar finishes. Get detailed quotes rather than relying on per-square-foot rules of thumb.

What about wind and hail?

Ask for frames, doors and roofing engineered for local wind loads, and consider impact-rated materials. Check with your insurer about what they require or discount.

What should I include in my request?

Where your land is, approximate living and shop size, finish level, whether you have financing lined up, and your timeline.

How do I stop communications?

Reply "stop" to any email from us or use the contact in our privacy policy, and we'll stop contacting you and stop sharing your request.

Licensing and what to check

Texas doesn't license general residential builders statewide. That makes your own checking more important: look at completed barndominiums, talk to past clients, confirm general liability and builder's risk insurance, and ask how warranties are handled. Licensed trades still apply, since electricians and plumbers are licensed by the state, and septic installers must hold a TCEQ license.

We don't license, inspect or guarantee any builder, and a match isn't an endorsement. Get the scope, allowances, payment schedule and change-order process in writing.

Questions worth asking any barndominium builder

  • Is your quote turnkey or shell, and exactly what's included and excluded?
  • What wind and snow loads is the building engineered for, and are plans stamped?
  • Who handles the slab, well, septic, electrical service and driveway?
  • Which lenders have you worked with on barndo construction loans?
  • What are the allowances for cabinets, flooring and fixtures?
  • How long is the quote valid, and how are material price changes handled?
