Where we take barndominium requests

Builders we work with generally serve Amarillo and the surrounding Panhandle. Distance affects scheduling and price for some builders, so let us know where your land is. If your town isn't listed, send the request anyway.

Potter and Randall counties are the core area, with requests welcome from Deaf Smith, Carson, Armstrong, Moore, Hutchinson, Gray and Oldham counties.

Amarillo

City permits and inspections apply inside city limits; many barndo projects are on acreage just outside.

Canyon

Randall County seat, with in-town lots and surrounding acreage.

Bushland

West of Amarillo; popular for acreage homes and shop combos.

Timbercreek Canyon and Lake Tanglewood

Randall County communities southeast of Amarillo with their own local rules.

Happy and Umbarger

Small farm communities in southern Randall County and along the Swisher County line.

Hereford

Deaf Smith County, southwest of Amarillo.

Panhandle

Carson County, northeast of Amarillo.

Claude

Armstrong County, east of Amarillo.

Dumas

Moore County, north along US-287.

Fritch and Borger

Hutchinson County, near Lake Meredith.

Pampa

Gray County, to the northeast.

Vega and Wildorado

Oldham County, west along I-40.

Building around Amarillo: what's different

Wind is the first thing Panhandle builders think about. Amarillo is one of the windiest cities in the country, and gusty spring winds and severe storms are a regular part of life here. Frames, anchor bolts, door systems and roofing should be engineered for the wind loads where you're building, and large overhead or sliding doors need to be rated for it. Hail is the second factor: impact-rated roofing and siding choices can matter for both durability and insurance.

Outside city limits, most of the Panhandle has no county building code or permit process for houses. Texas counties generally have limited authority to require building permits in unincorporated areas. That doesn't mean there are no rules. On-site sewage facility (septic) permits still apply through the county or the state's authorized agent, floodplain rules apply where mapped, and subdivisions may have deed restrictions. Lenders and insurers often require engineered plans and inspections anyway. Inside Amarillo, Canyon and other cities, normal building permits and inspections apply.

Water and septic shape rural sites. Many properties outside Amarillo rely on private wells, often drawing from the Ogallala Aquifer, where depth to water varies by location, and in this area groundwater conservation districts may have well registration and spacing rules. Septic design depends on soil and lot size. Get these figured out early, because they affect where the house can sit and what it costs.

Financing is often the deciding factor. Not every lender handles barndominium construction loans, and appraisals can be tricky where there are few comparable sales. Builders who work locally usually know which lenders are comfortable with barndos and what documentation they want, such as stamped plans, a fixed-price contract, and a draw schedule.

Coverage depends on which independent providers are available for your location and job. We can't promise every request will be matched. Free matching service by Voraus LLC. We connect you with independent local barndominium builders. We are not a barndominium builder and do not perform the work.
